Pricing Your Home
When you’re selling your home, you want to get the most out of your investment. I’ve invested the time & effort to obtain the Pricing Strategy Advisor (PSA) designation from the National Association of Realtors (NAR) to add an additional value when strategically pricing your home. Accurate pricing sells homes! Price your home too high and your home won’t sell. Drop your price and people wonder why your home isn’t selling and you look desperate. I am committed to making sure your home enters the market with the right price so you get MAXIMUM interest in your home from the start. This means more interest in your home from a larger number of buyers which could lead to multiple offers resulting in it selling faster and for more money!
I don’t leave appraisals to chance. When you accept an offer from a buyer that is using financing and/or ordering an appraisal, I provide a detailed up-to-date market analysis to the appraiser to justify the home’s accepted offer price.

Realtor.com reported almost 90% of buyers start their search online. That means your home’s first impression is through pictures. Low-quality photos or photos that do not complement your home will turn off any potential buyers and result in fewer showings. You want the photos to be professional, high quality / high resolution, clear and crisp and show off your home’s best qualities. I offer photography services to every client with knowledgeable and experienced photographers who know how to showcase your home in the most pleasing way to attract more buyers and get more showings.

Perhaps one of the most underrated activities! Telling the full story of your home’s attributes promotes everything the property offers that pictures & video can’t always tell.

Did you know that networking is the fastest way to get your home in front of thousands of potential buyers? Social media is important to getting your home maximum exposure. I actively network on all of the major social media sites including Facebook, Twitter, Google, Linkedin, Instagram, Youtube, and more. Once your property goes on the market, I announce it via these online venues and then keep marketing it to update the status and keep it fresh in the public eye.

Last year mobile searchers exceeded desktop users. In today’s market, more than 70% of home buyers will view your home from their mobile phones. I offer my sellers Single Property Websites. This means your home gets its own web page so you can share it with your friends and on Social Media! This page is dedicated to showcasing your home’s best features and includes large high-quality photos, school information, maps & directions, additional details, and more. I also use this page to help market your home and get it out to the public so that potential buyers are dazzled with their first impression of your house!
Text Messages*
Text Technology is fast becoming the best way to sell homes faster! Many agents are stuck in the old days of CRM’s and Email marketing, but I know better! Only 20% of emails get opened but 99% of text messages are opened and read! Your home should be easily accessible from a mobile phone for potential buyers driving by your home. I employ a text technology by adding a Sign Rider on your for sale sign offering more information by texting a phrase to a certain number. “EXAMPLE: Text SAM to 40691 and receive an instant text with more details on your home.” I then receive data on the inquiry including the phone number of the potential buyer so I can follow up with them and set up a showing.
First Day Open House
Ever heard of the First 48 TV Show? In the current real estate market, new listings work just like the detectives on the show – a home is at it’s hottest on the market when it is initially listed. By hosting an Open House the first day the home is listed, we capture the excitement of buyers that are currently shopping.
Streamline The Process
Pre-Listing Inspection – Prior to listing your home on the market, I will have a licensed, professional home inspector out to perform a full home inspection. Doing this gives us a full picture of the condition of your home & reduces legal exposure by disclosing the report to interested buyers.
Move Out Cleaning – After the inspection, photos, showings, accepting an offer, and prepping for closing, it’s time to move! As a convenience service, I will schedule a housekeeper to come by for a complimentary move out clean.
